Not every home sale needs to begin with professional photos, an MLS listing, and weeks of showings.
We recently helped a seller successfully close on a condo in the Villas Del Sol community in Orlando, Florida, through an off-market cash sale.
The property needed repairs and updates, and the seller was looking for a practical way to sell without first investing additional time and money into preparing the condo for the traditional retail market.
After reviewing the property and the seller’s circumstances, we determined that an off-market sale was an option worth exploring.
Rather than immediately listing the condo and asking the seller to make improvements, we worked to identify a cash buyer willing to purchase the property in its current condition.
We located an interested buyer, negotiated the terms of the sale, and helped coordinate the transaction through closing.
The result was a successful sale without the seller having to renovate the condo, prepare it for repeated showings, or wait to see how the traditional market would respond.
An off-market sale isn't the right strategy for every property. In many cases, exposing a home to the full market is still the best way to maximize its value.
But there are situations where a seller may place a higher priority on convenience, condition, timing, or certainty.
An off-market sale may be worth considering when:
• A property needs significant repairs or updating
• The seller doesn't want to invest additional money before selling

• The property may appeal more to an investor or cash buyer
